TRACT I

RE Location:

• 2 Miles North of Bellaire, KS on V Road to SE Corner of the Property.

Legal Description:

• S2 & NE4 &E2xNW4 33-3-12 Smith Co., KS..

General Description:

• Approximately 550 Acres of Farm and Grassland. County shows 399.39 Acres of Dryland and 150.38 Acres of Grassland.

Taxes:

• Approximate $6,257.52. Taxes will be split ½ & ½

Possession:

• On or before December 9, 2025

Tract I has approximately 16.37 Aces enrolled in the CRP Program until 9-20 of 2036 with annual payment of $1,216. There are approx. 366.58 Acres of Cropland with cash rental amount of $18,329 to be split ½ and ½ on November 1, 2025.

There has been an annual rental of $2,500 paid by Triple H to the McDowell Trusts for the right to use the water from the well. While Triple H has been paying thirty cents (30Cts) per thousand (1,000) gallons of water used from the well, to the best of Seller’s knowledge there is not and has never been an agreement in writing between Triple H and the McDowell Trusts establishing a price for the amount of water used from the well. 2024 Water Payment was $16,178.76.

Taxes:

• Approximate $2,940.40 . Taxes will be split ½ & ½

Possession:

• On or before December 9, 2025.

Approximately 122.47 Acres of Cropland is under a cash rental amount of $6,123.50 to be split ½ & ½ on November 1, 2025

TRACT III

RE Location:

• 1 Mile North of Bellaire, KS. And W ½ Mile to the Property

Legal Description:

• Approximately 14 Acres out of the S2 x SE4 of 4-3-12 Smith Co.,KS
