General Description:

  • Approximately 320 Acres of Farm and Grassland with approximately 143.72 acres cropland and the balance grass. Grassland is watered by a well and ponds.

Legal Description:

  • E ½ of 27-3-10 Jewell Co., KS

Bases:

  • Wht. 82.95 PLC Yield 47 | Grain Sorghum 27.21 PLC Yield 89

Terms:

  • 10% down day of sale, balance due upon closing and receipt of a marketable title as evidenced by title insurance. Certified funds are required at Closing.

Taxes:

  • 2024 Taxes $3027 paid by Seller, 2025 taxes and subsequent taxes paid by Buyer

Mineral Rights:

  • Are believed to be intact and will sell with the property.

Title Insurance:

  • ½ to be paid by the Seller and ½ paid by the Buyer

Closing Date:

  • On or before April 24, 2025

Possession:

  • Upon Closing on Grassland and after the 2025 Wheat Harvest on acres planted. Cropland is all planted to wheat and the Buyer will receive 1/3 share of the planted acres and be responsible for 1/3 of the input costs of $2460 at closing.
